
Wyndham Vacation Resorts has been in the timeshare industry for forty years, serving over 500,000 vacation owners. Owners will purchase a designated amount of Wyndham Points, which is an Undivided Interest (UDI) deeded to a home resort. These points are equivalent to at least a weeklong stay in a specific unit size during a specific season, either annually or every other year (biennially). One might purchase enough points to stay multiple weeks in a year. These points can either be used at the Home Resort purchased, or may be redeemed for a stay at any other Wyndham Vacation Resort. Each resort has a points chart, the value of a vacation being determined by the season, accommodation type, location of resort, and time of year and number of days desired. The seasons are divided into Prime, High, Value, or Quiet seasons. Depending on the resort, owners may choose from a studio suite, a one bedroom unit, an one bedroom deluxe, two bedroom, etcetera-all the way up to a Presidential four bedroom unit. Reservations can be made at the owner's Home Resort up to thirteen months in advance or the date of check-in. This time period is called the Advance Reservation Priority (ARP). Members may reserve at any other resort in the Wyndham Network ten months in advance during the Standard Reservation Period (SRP). Within a ninety-day period, owners may make an Express Reservation, where it may take fewer points to make a reservation, assuming the time period is available. If there are not enough points available in the current years usage to make the desired reservation, members have the option to borrow from the upcoming year's points, or to 'rent' directly from Wyndham from $5.00-$10.00 per 1000 points.
Although the vast majority of timeshare sold by Wyndham are points-based, there are a handful of owners that own a fixed week or a floating week at a specific resort. These owners do have the option to convert to the points system for a fee.
Members will be responsible for maintenance fees. The amounts of these fees are determined based on the number of points owned. These fees may be billed either annually or can be paid monthly automatically from a bank account or credit card. Owners have the option to redeem unused points in order to pay for their maintenance fees. These fees are paid to the Timeshare Homeowners Association (HOA) and assist in the maintenance and upkeep of the resorts and units.
